We've purchased a piece of land and are building office space for two law firms, and are looking at potentially having a "duplex" model where we put two single-story spaces together, with separate entrances. We need some help working through potential floor plan layouts for each side of the duplex. These layouts will help us with our planning process for the site. We're looking for a floorplan design on how we can lay the spaces out in the most flexible way while still having the required spaces/offices that we mention in the attachments/notes. If there is "extra" space in a particular side of the building, we'd love your suggestions on how to fill it.
Wants:
We'll be looking for:

-flexibility (thinking about how to design the space in a way that's flexible for future changes, including that these two spaces may, at some point, be combined into a single space (again, see notes)
-We'll ultimately pick a design that is creative and uses the space well. Things have changed with office space since covid, and we're trying to design a flexible space that makes the best use of the footprint possible.
-We've included some pictures that show the type of building we are hoping to build (think: farmhouse meets office). We're also looking for a design that helps us maximize economic efficiencies (ie. putting the bathrooms back to back saves costs, etc.).
Don't Wants:
Boring ol' office space. We could design that on our own. We want someone to be as creative as possible with two separate spaces.

Update: Looking for interior floorplan for the two spaces only (please see notes in attachments).

This is a new construction building that will look fairly "residential", but will be used for two office tenants. So, we have flexibility on the footprint and office layout for the two spaces. We assumed that one space will be oriented horizontally (ie. with more length facing the road) and one space may be oriented more vertically. What we're trying to see with this project is a potential interior layout so that we can work with the civil engineer on the size of our footprint for the conditional use permit.

**We are looking for a design for the interior layouts of the two spades, given the specifications in our attachments. The exterior pictures were included just to give you a feel for how the exterior will look in case it helps your interior floor plans. Our long term plan will be to use the proposed layout as a starting point for our discussions with the tenants to get their feedback. The total size of the building will be 2750-3250 sq feet, which will be divided into the two spaces.

Hello. Cad crowd allowed us to end this contest and re-post another. After review, the engineer updated his assessment and does not believe that the site will hold a large footprint building like he once thought. He's working on getting us the maximum footprint size so that we can re-do this. Thanks again for the interest. Hopefully we can re-post once he's reassessed.

The site does not have any existing infrastructure. There is water and sewer at the road. The building footprint will be different than what is shown in the site plan, as the site plan was created when we were envisioning a two-story "main" structure with each space sitting on one floor. So, the footprint will be essentially doubled, which is what the engineer is working on. We expect the revised footprint to be 2750-3000 sq foot or so in order to accommodate both spaces being on a single story.

Thanks for the site plan as a reference. Are you able to add the existing services infrastructure on the site if any? Is the building footprint the maximum we can go? OR can we play around with their organisation and placement?

Hello. I have uploaded a site plan that we are working with the engineer on. ORiginally, we had expected to have a two-story "house" looking building. After talking with the tenants, they are more interested in a single story for both spaces (hence, the much larger footprint we'll need). The engineer is currently working on a revision, but hopefully this gives you some idea of the area.

If this is exsiting building or house. Can we have a internal references or as-built plan layout, e.g. sketch plan of the house with a x & y dimension location of doors, windows inside partiton and electrical layout.

Hello. We are looking at building a recreational facility and are currently trying to get an estimate of building costs. To do so, we'd like to get some initial thoughts drafted out on paper regarding the floorplan of the building. We have some hand-sketches, but need someone to put our sketches into a real scale so that we can get a better idea of how things are coming together. Things you should know about our building: - The building will have two large areas for two separate businesses. Right now, we're focused on the large area, which will have a ~7000 sq ft footprint. -We're thinking it makes sense to start with a 70 (wide) by 100 (long) footprint and see how things look. -We will have a second floor overhang of an additional 1750 sq foot or so. -The main floor will have : two multi-stall bathrooms, a reception area, and two rooms (each about 400 sq ft to start) -The overhang area on the "second floor" will have: two offices (~150 sq ft and 225 sq ft, respectively), two smaller bathrooms, an open area, and a lounge (~625 sq ft) + we will need a stair case from the bottom to the overhang. - Once we have the initial layout of the floor plan complete (which will have tons of open space), we'd like to work with the same person to help us start sketching some additional areas out that we know will be used for certain purposes, but won't involve walls or other structural items. We've attached two pictures of our humble sketches. One shows the downstairs/main area and one shows the upstairs overhang. We have strong preferences about certain things (like having the two rooms downstairs) but are less concerned about other things (like where the upstairs bathroom goes).
