Description:
Hello. We are looking at building a recreational facility and are currently trying to get an estimate of building costs. To do so, we'd like to get some initial thoughts drafted out on paper regarding the floorplan of the building. We have some hand-sketches, but need someone to put our sketches into a real scale so that we can get a better idea of how things are coming together. Things you should know about our building:- The building will have two large areas for two separate businesses. Right now, we're focused on the large area, which will have a ~7000 sq ft footprint.
-We're thinking it makes sense to start with a 70 (wide) by 100 (long) footprint and see how things look.
-We will have a second floor overhang of an additional 1750 sq foot or so.
-The main floor will have : two multi-stall bathrooms, a reception area, and two rooms (each about 400 sq ft to start)
-The overhang area on the "second floor" will have: two offices (~150 sq ft and 225 sq ft, respectively), two smaller bathrooms, an open area, and a lounge (~625 sq ft) + we will need a stair case from the bottom to the overhang.
- Once we have the initial layout of the floor plan complete (which will have tons of open space), we'd like to work with the same person to help us start sketching some additional areas out that we know will be used for certain purposes, but won't involve walls or other structural items.

Wants:
We're looking for a traditional black and white floor plan, that's drawn to scale. Our biggest challenge is that we want to see how our projected floor plan looks when drawn correctly so that we can start planning out the design of the open areas. We want to be able to use the work product so that we can continue to build on it as the business plan advances. We value someone who can provide their own recommendations (for example, telling us that building costs will be cheaper if we shift a bathroom to a different location). We're also looking to you to keep us in check regarding sizes. If a bathroom looks way to big or way too small, we're relying on your expertise. This building will need 4-5 stalls in each of the downstairs bathrooms, but the upstairs ones can be smaller.

Hello, all. We are getting some good floorplans. Additional things to keep in mind:- The staircase (which we need for second floor access) is a waste of space, so we're trying to minimize the space that it takes up. So, if there's a better place to put it, we're open to suggestions. The cafe will need to stay near the staircase for easy exit.
-This is the first of a few projects that we'll have on this space.
-the reception area should fit a counter where people can pay and check in. We don't need a sitting area there, as we'll have a lot of sitting space in the building.
-similarly, the entry space is just a space to get people in and have them paid. We're fine with keeping this area thin and using as much space as we can for the open big room space or the Room 1 and Room 2.

Now that the designs are private and hidden you will have good designs sooner than prior to the end of the contest.
I am hopping you will be patient for submissions from architects as well, as this is an actual space-planning and interior architectural design remodeling project and, therefore, an architect's job.

Can i ask if this is a existing building without facility inside or you have to start from the footing/foundation of the said building?

Yes I can change the layout to any configuration you desire. The two floor plans were included in the .PDF I apologize I shall upload the second floor screenshot for you.

Thanks, Ben. I do not see the upstairs document. Can you resend? Also, the two rooms downstairs need to be oriented the other way. Our goal is to keep as much of the wall space and middle space of the area as open as possible. If we need to add another 5 foot to the building (75 foot), we can do so. Finally, If we select and pay for your work, can we ask you to incorporate additional items if we can agree to terms?

I have listed the square footage of each of the spaces so you can visualize the space allocation of each room. I placed the upstairs restrooms so that the plumbing wall aligns with the restrooms below, this will reduce the cost of construction greatly. Looking for floorplan for "Duplex" Office Building (New Construction)
We've purchased a piece of land and are building office space for two law firms, and are looking at potentially having a "duplex" model where we put two single-story spaces together, with separate entrances. We need some help working through potential floor plan layouts for each side of the duplex. These layouts will help us with our planning process for the site. We're looking for a floorplan design on how we can lay the spaces out in the most flexible way while still having the required spaces/offices that we mention in the attachments/notes. If there is "extra" space in a particular side of the building, we'd love your suggestions on how to fill it.
